Purchase Process

From Inquiry to Installation

Wondering what the process looks like for building the tiny home of your dreams? Here’s an outline of what to expect here at Rover Tiny Homes!

Step 1: Initial Deposit & Project Development

Once Andrea has answered your initial general questions, we ask for a $10,000 partially refundable deposit to begin the due diligence process.

When we receive your deposit, you’ll start working with Stephan Kingma, Benj Hoftag, and Shannon. Stephan will complete a site assessment or visit (if possible), discuss any customizations you need, and talk with your contractor on site. He’ll also go over craning, shipping, and delivery, then prepare an itemized quote specific to your project.

Benj will work with you on an initial permitting report, so you’ll have a clear understanding of what’s required if you plan to obtain a permit. Shannon will help you with the colours and finishes for your home.

Once the details are finalized and you have the information you need to make an informed decision, we’ll prepare and send your contract. It will include the price, along with any extras, taxes, delivery, and the crane quote, if one is needed.

If everything looks good, you’ll sign the contract, and the full $10,000 deposit will be applied toward the purchase price of your home. If you decide not to move forward, we’ll refund $8,500 of your deposit and keep $1,500 to cover the time and work invested in your project.

Step 2: Contract Signing & Build Scheduling

Once the contract is signed, we can book your build date and order any long-lead items. Luke Kingma will reach out at this point, since he’ll be supervising and managing your build and scheduling it into the shop.

Please note that we can’t reserve or confirm a build date until the contract has been signed. Once the contract is in place and your site prep is underway, we can give you a fairly accurate completion and delivery date!

Step 3: Site Prep & Permitting

One of the most common challenges we see is site prep taking much longer than clients expect.

Permits (if you choose to get one), planning department approvals, foundation work, utility connections, septic systems, water services, excavation, and contractor scheduling can all add significant time to a project. That’s why we encourage clients to start planning their site prep as early as possible. We do our best to coordinate timelines so your home’s completion and your site’s readiness line up as closely as possible.

Step 4: Delivery & Installation

Rover Tiny Homes is a supply-only manufacturer. We build and deliver your home, while site preparation, permits, foundations, utility connections, and similar items are arranged by you and your contractor.

That said, we’re here to support you throughout the process. We regularly work alongside clients’ contractors, answer questions from planning departments, provide drawings and specifications, and help make sure everyone involved has the information they need for a successful project!
